If you decide to go for a property that you have seen, then you
will involve a solicitor to make a legal inspection on the
property. The lawyer takes the legal responsibility for checking
the land registry, the title deed, and then preparea a private
contract which will bind both parties to the deal. To take the
property off the market you can sign a contract and make
a deposit payment. This deposit is non-refundable but
ensures that you have the right to purchase this property (no-one
can snatch it away from you!). At this stage you will also agree
on subsequent payments and dates of making these payments.
On a new property this would be a good time to make any
changes you require. A typical example is the upgrade of the normal electricity supply,
which is usually necessary if you will have Air Conditionaing.
Such changes can save you a lot of hassle and money.
