Cost of purchasing a property in Spain
One of the most important
elements in your purchase of a real estate in Marbella is
determined by the extra costs associated with the acquisition of
property in Spain.
There are various fees to pay on your purchase so I suggest that you
take this into account when determining your budget. The general orierntation of purchasing costs are be around 10% of the purchase price. This is only a rough guide, and the
amounts relevant to your own purchase will be explained to you by my lawyer
before you buy as they depend on the property.
The 10% property costs I
estimate, generally cover all the legal expenses, such as all
the solicitors fees, property VAT (currently 7% for new and
resale properties) and the connection of services. This figure
does not cover furniture, cooker, washing machines, garden
utensils, pool machinery, etc. that may
or may not be included in the property purchase price depending
on which property you buy.
If you decide to purchase a
property in an "urbanisation" (a community area), the "gastos
de comunidad" - community fees will also apply. These are
generally for properties that have the benefit of services
such as a swimming pool, 24hr security, gardening service and general
maintenance. |
